Tule Springs Homes for Sale

Tule Springs anchors the far north end of northwest Las Vegas, in the 89131 and 89085 corridor. It is the closest thing the valley has to a neighborhood built against protected open space — the Tule Springs Fossil Beds National Monument and Floyd Lamb Park sit directly alongside it, which means the desert here does not eventually become another subdivision.

Floyd Lamb Park and the Fossil Beds

Floyd Lamb Park is centered on Tule Springs itself — a series of small spring-fed lakes that form a genuine oasis in the Mojave. Four ponds are stocked with rainbow trout, with picnic areas, barbecue pits, scenic paths, volleyball courts and horseshoe pits. Next door, Tule Springs Fossil Beds National Monument protects Ice Age fossil deposits across the northern boundary. Very few Las Vegas neighborhoods have anything comparable at the end of the street.

Location and Commute

The 215 Beltway is minutes away, which makes the rest of the northwest and the US-95 corridor straightforward. The tradeoff is honest: at roughly 25 miles out, Tule Springs is a longer run to the Strip than Centennial Hills or Summerlin. Buyers who work on the north or west side barely notice; buyers commuting to the Strip daily should drive it at rush hour before they commit.

New Construction in the Villages

The Villages at Tule Springs added several hundred new-construction and near-new single-family homes to the area, with HOA dues that stay modest compared to the valley's larger master plans. For buyers priced out of Summerlin, this corridor is often where the same square footage becomes reachable.

Buying or Selling in Tule Springs

Tule Springs is still establishing itself, which cuts both ways — there is room for values to grow with the area, and there is more variability between streets than in a finished neighborhood.
